EICR Rental Properties

Private landlords must obtain an EICR at least every 5 years, unless the previous EICR requires the next to be undertaken before then. The rules regarding the frequency are set out in regulation 3 of the electrical safety standards in private rented sector (England) regulations 2020.

Key Details of an EICR:

  1. Purpose:
    • Identify electrical safety risks.
    • Ensure compliance with the UK Wiring Regulations (BS 7671).
    • Prevent electrical hazards such as shocks, fires, or system failures.
  2. When an EICR is Needed:
    • At regular intervals (typically every 5 years for rental properties or commercial premises).
    • When purchasing or renting out a property.
    • Following significant alterations to the electrical system.
    • If there is reason to suspect a fault.
  3. What an EICR Covers:
    • Assessment of the condition of the wiring, sockets, switches, and other electrical components.
    • Identification of any risks of electric shock or fire.
    • Verification that the electrical installation complies with current standards.
    • Recommendations for remedial action if required.
  4. Outcome of an EICR:
    • Satisfactory: The installation is safe to use.
    • Unsatisfactory: Issues have been identified, categorized as:
      • C1 (Danger present, immediate action required)
      • C2 (Potentially dangerous, urgent action required)
      • C3 (Improvement recommended, but not immediately dangerous)
